Avoid all the costly mistakes and learn from a current real estate investor & independent advisor with many years of experience who will share with you lots of information on the buying and legal processes, different types of loans and packages, negotiating with real estate agents and the total costs involved with the purchase. A very fun and relaxed course with plenty of stories and real life experiences to share. If you are buying or thinking of buying your first property, then this is the course to do. Agenda

During this course the intention is that the following topics will be covered, but not necessarily in the order given. Due to the flexible nature of Adult Education classes, parts of the curriculum may be adapted to suit the needs of the class.

• First homeowners grant and other duty exemptions and how to apply for them
• Understanding home loans – the requirements and how to get the best loan to suit your needs
• The deposit required for the purchase
• Complete costs of purchasing real estate including all the hidden extras
• Understanding how properties are valued and how the price is determined
• The buying process – private treaty, auction and buying ‘off the plan’
• Negotiating with real estate agents and vendors and tips on getting the price you want
• Understanding the conveyancing process and the role of the solicitor
• Costly mistakes in buying real estate and what to look out for
• How to protect yourself in a rising or down market
• Your rights as the purchaser and how to protect yourself when making an offer or signing the contract for sale
• Discussion on the current market trend and outlook for the future

Objectives

The intended Learning Outcomes for this course are as follows.
By the end of the course the student will be able to:

• Identify different types of loans and understand their features
• Understand the buying process and the costs involved
• Become aware of the costly mistakes that purchasers can make
• Identify negotiation techniques when dealing with agents
• Gain confidence when entering the property market
